THE HEIGHT OF CITY LIVING COMES TO VENERABLE DENVER NEIGHBORHOOD
The Pinnacle at City Park South brings 284 homes built on quality and luxury to one of Denver’s finest neighborhoods
Denver June 25, 2005 One of Denver’s most historic neighborhoods is about to become home to a unique project that brings together luxury, quality and the convenience of downtown living.
The Pinnacle at City Park South, the crown jewel of the City Park South redevelopment, will feature two 20-plus-story condominium towers and 18 ParkHomes designed and built with quality and elegance in mind. Led by the Denver office of Opus Northwest, L.L.C. and Boulder-based Income Property Specialists, the Pinnacle is perfectly located at the center of all Denver has to offer.
“The Pinnacle at City Park South offers the location, convenience and quality that today’s discerning buyers expect,” said Scott Menefee, Senior Director for The Pinnacle at City Park South. “These luxury homes will situate their homeowners in comfort while placing them just minutes from all of Denver’s major entertainment, shopping and cultural destinations.”
Location and high-end amenities meet in The Pinnacle, which features breathtaking views of the downtown Denver skyline framed against the majestic peaks of the Rocky Mountains. With perks including a state-of-the-art workout facility, rooftop pool, media room, wine room and door attendant, The Pinnacle is sure to attract everyone from young professionals to empty nesters longing for convenience and location and comfort.
The Pinnacle is the new height of city living
The Pinnacle’s 284 homes will offer stunning views looking west into downtown Denver with floor plans suited to every buyer. The two-tower condominium development provides a variety of ample living spaces that give residents a wide selection of living styles. The first tower, boasting 27 stories, will have 144 units with one, two and three bedroom floor plans available and unit square footage ranging from 940 square feet to 2,269 square feet.
On floors one through 20 of Tower One, each of the seven units per floor have 9-foot ceilings. Floors 21 through 26 boast 10-foot ceilings and only five units per floor. The grand tower will be capped by two penthouses on the 27th floor.
Tower One will be wrapped on two sides with four-story structures offering two, two story ParkHomes. These units, ranging from 1,563 square feet to 2,150 square feet, feature nine-foot ceiling heights. Each unit has two floors. Upper units have an optional private rooftop deck while lower units have private garden-level outdoor terraces. Corner ParkHomes have two-story vaulted ceilings. This design along the perimeter of the high-rises will help the buildings blend into the fabric of the neighborhood and will create a pedestrian-friendly street experience.
Much like its sister tower, Tower Two will be a 22-story structure with 122 units available with one, two and three bedroom floor plans. The second tower will also be capped with two elegant penthouses.
All condominiums will have outdoor terraces. With their purchase, homeowners will receive on parking space located on an attached seven-story parking structure. Additional parking can be purchased. Standard finishes include granite countertops, stainless steel appliances and hardwood floors where designated.
The Pinnacle is building on history
Nestled in the historic heart of Denver, The Pinnacle will be built on the site of the former Mercy Hospital, a neighborhood landmark since the turn of the last century. Building designs and exteriors, which include stylish concrete and brick, take their inspiration from the mix of historic architecture and materials of the surrounding neighborhood.
The Pinnacle also overlooks another Denver landmark -- City Park. Denver has the nation's largest city park system, with more than 200 parks within city limits and 20,000 acres of parks in the nearby mountains -- an area larger than all of Manhattan Island.
The crown jewel of Denver’s park system is the tranquil City Park. Acquired by the city in 1881, the park was modeled after New York City’s Central Park. At 370 acres, it is Denver’s largest city park and contains rose gardens, several small lakes, a golf course, tennis courts and a children’s playground. A shuttle runs between two of the city's most popular attractions: the Denver Zoo and the Denver Museum of Natural and Science, both located on the City Park premises.
“We are so pleased to be able to bring these wonderful homes to the heart of Denver’s historic City Park neighborhood,” said Andreas Chizzali, president of Income Property Specialists. “The luxury and comfort homeowners will experience when they come to live at The Pinnacle will only be paralleled by the convenience they will find when they leave their homes for an evening out at downtown Denver’s entertainment venues or the Cherry Creek district’s high-end shopping opportunities.”
The Pinnacle is perfectly located near all the amenities Denver has to offer. With only short trips, residents can enjoy the world-class theater and musicals of the Denver Center for the Performing Arts, take in the new Daniel Libeskind wing of the Denver Art Museum or watch a Colorado Rockies baseball game at the unique and nationally recognized Coors Field.
