City Park South is attracting more urban Denver dwellers

Much has been written about downtown Denver neighborhoods seeing a
resurgence in residential development. Curtis Park, Baker, the Central Platte
Valley, River North and other urban communities are realizing positive
growth and absorption, as is one Denver neighborhood that provides all of
the amenities urban dwellers are seeking: City Park South.
During the past 12 months, four significant residential projects have been
announced for a single city block in City Park South. These new
developments include The Retreat at the Park, The Legacy at City Park
South, Wonderland and The Pinnacle at City Park South. Upon completion,
more than 1,200 people will move into this exciting part of town that also
has become a focal point for the redevelopment of Colfax.
Neighboring the new Lowenstein Theater, Tattered Cover Bookstore and
Twist and Shout Records — as well as other successful businesses such as
Café Star, Mezcal, The Milagro Taco Bar and Harry’s Chop House — all of
the new residents will have some of the city’s finest shopping, entertainment
and dining options within walking distance of their new homes. Adding to
their list of things to do, the residents also will be a short walk from City
Park, Denver Zoo, the Denver Museum of Nature and Science and City Park
Golf Course. City Park South truly is becoming a hotbed of activity in
Denver with all of these amenities as well as the free summer City Park jazz
concerts.
The New residential developments in City Park South provide something for
everyone, starting with The Retreat at the Park, a 240-unit apartment
building located between 17th and 18th streets on Fillmore. Developed by
Allied, The Retreat includes one- and two-bedroom units ranging in size from
845 to 1,200 square feet for one-bedroom units to 1,300 to 1,450 square feet
for two-bedroom units. The first building is already 95 percent occupied and
the second building is nearing completion.
The Legacy at City Park South is an affordable housing development located
between 16th and 17th streets on St. Paul St. Developed by Mercy Housing,
The Legacy provides residences to people with an average income of
$40,000 to $61,000 per year. It will feature a total of 33 one- and two-bedroom units, priced between $130,000 and $195,000 and ranging in size
from 600 to to 1,060 sf.
Wonderland Homes at City Park South is a nine-building development
containing 124 condominium homes priced from the low $200,000s to low
$400,000s. Sales have been going well and Wonderland recently has broken
ground on the next phase of the project.
The Pinnacle at City Park South is well under construction and features two
luxury high-rise buildings and 18 brownstones located on Fillmore, directly
across 17th Street from City Park. Tower One will include 27 stories,
featuring a two-story lobby and 160 units. Units will range in size from 940
to 2,269 sf and will be priced from the mid-$200,000s to more than $1
million, with two penthouses on the top floor. The second tower will include
22 stories and 111 units.
Both towers will feature the very finest on-site amenities, including a
seventh-floor, open-air garden terrace, a large outdoor pool and sundeck
(also located on the expansive seventh floor); a professionally equipped
fitness center and sauna; an "Owner's Club Room"; a media room and
business center; an outdoor barbecue area and fire pit; a wine tasting room;
private parking and a full-time on-site staff.
Needless to say, residential development throughout downtown Denver
remains strong. It’s based on this level of activity that neighborhoods such as
City Park South are enjoying significant growth and why the people who
will soon live here have so much to look forward to.
